Karl Turner MP lays first brick on innovative new affordable homes scheme in east Hull

karl-turner-mp-beau-developmentsA £750,000 redevelopment project in east Hull has been praised by Karl Turner MP for breathing new life into a site that was unsightly and in need of investment.

Beau Developments, a brand new East Yorkshire-based house-building company which is being driven forward by a 29-year-old businesswoman, is welcoming the Hull East MP to its Station Approach 1854 development, in Marfleet Lane, east Hull, to lay the first brick there.

The affordable housing initiative, which is the brainchild of Hull-born managing director Kelly Taylor, owes its name to the fact that the site is located just a stone’s throw away from the former Marfleet Railway Station which formed part of the Hull and Holderness Railway until it closed exactly 50 years ago.

2014 also marks 160 years since the station opened and Mrs Taylor has decided to name each of the houses after stations located on the former railway line between Hull and Withernsea.

The five new-build terraced townhouses, featuring an innovative design not found anywhere else in east Hull, will be complete by Autumn 2014, and are expected to be snapped up by first time buyers and families looking for contemporary properties at affordable prices, with the houses valued at £144,950.

“I am delighted that Karl Turner MP is taking the time to familiarise himself with this exciting new development in his constituency,” said Mrs Taylor. “The redevelopment of this site will make a significant difference to the local area, as a large section of the land was unsightly and in need of investment.

“Station Approach 1854 is Beau Developments’ first project and it couldn’t be starting on site at a better time. The housing market is buoyant, with house prices rising all the time and consumer confidence is higher than it has been for nearly seven years. “New developments of this nature undoubtedly all play their own role in the city’s wider economic development. Ensuring that the right type of new homes are developed in the right place, and linked to wider economic outcomes, is so important. This is the only new housing development currently on site in the vicinity of Marfleet Lane, which covers a fairly large geographical area in east Hull. I believe that a new project like this sends out a strong message to local residents that investment is taking place in their area and that their local area is a desirable place to live.

“The development is not only creating new homes for first time buyers and families, but it’s also creating new jobs and forging vital links with the local community. We have exciting plans to open the site up to members of the community throughout various stages of the construction work so that they can come and see for themselves the level of investment that is taking place on their doorstep.”

The developers of Station Approach 1854 say that sustainability is at the heart of the design of the new homes there. The properties, in Marfleet Lane, east Hull, offer highly insulated roofs and double glazing elements located to maximise solar gain from the sun and minimise the use of artificial lighting during daylight hours.

With bi-folding doors spanning right across the south facing rear of the ground floor, as well as an innovative window design running vertically down the rear of the house, the properties are expected to enjoy maximum benefits from natural light and will therefore be very energy efficient.
